The existing 3 storey structure consisted of two portions constructed at different times with multiple renovations throughout the years. The original structure was a timber frame, masonry brick and stone structure with the original portion of the home being 100 years old. The owner’s vision was to maintain and preserve the structure as much as possible and renovate it to become a usable space for a 9-unit apartment. EC reviewed the existing structure and provided structural engineering design to upgrade, modify, and reinforce the existing structure where feasible. That included the review of the existing old floor timber joists and wood trusses. It was necessary to reinforce the existing structure to meet the current Ontario Building Code standards.
